This is our self-employed mortgage calculator page. Unlike other providers we don't treat the self-employed any differently to people in full time employment. Therefore, if you want to find out how much we might lend to you, please feel free to use our standard calulators below. You see, we don't feel the need for a separate mortgage calculator specifically for the self-employed.
We understand that every individual (or couple) is unique and therefore every mortgage application is unique, which is why we undertake manual underwriting. This means that we don't assess your application using an automated computer system - all applications are reviewed by real human beings to hopefully avoid a 'computer says no' response for all the wrong reasons.
We get being self-employed
We can't promise to lend to everyone but we do promise that a qualified mortgage professional will consider all applications on an individual basis. These qualified professionals understand that as a self-employed person, freelancer or contractor, your income may be variable and not as regular as someone in employment, and that you may receive commission or balloon payments on delivery of a project or piece of work.
However, as a responsible lender we will still require evidence that you can afford to make the repayments on your mortgage now and should interest rates rise in the future. Therefore, please ensure you have suitably verified evidence to prove your household earnings and expenditure.
Some examples of the types of documents that we may ask for include:
- business accounts (signed off by a qualified accountant)
- SA302s = evidence of earnings from HMRC
- business forecasts
- business contracts - past, present and future
- work history or experience in chosen field
- plus the usual personal documentation such as bank statements, evidence of child tax credits, balances of other outstanding loans, credit cards, XXXXX etc
