Financing a Self Build Home

Financing a self build home works differently from the usual house purchase mortgages or remortgages. Rather than giving all the cash upfront, we will release it in stages as your build progresses. These stages may include buying the land, right up to decorating the interior – and all things in between. Non standard construction mortgages & offsite construction mortgages
Ipswich Building Society is also welcoming applications from self builders who opt for non standard construction methods. Mortgages for prefabricated houses (often known as prefabs) using 'Modern Methods of Construction' (MMC), or for properties that are primarily built offsite, need to be accredited through the Buildoffsite Property Assurance Scheme (BOPAS), which provides us with the assurance that these innovatively constructed properties are sufficiently durable and readily saleable for a minimum of 60 years. (Please note - modern prefab should not be confused with the type of economical housing that was erected in Britain in the 1940s.)
Unlike some other mortgage lenders, we do not make decisions based on an automated computer-based system: each application is assessed individually by our team of mortgage underwriters. We feel this is particularly important for those building their own homes, or considering buying a property constructed using non-standard methods, as the mortgage assessment requires in-depth knowledge and expertise rather than an automated computer based approach which may reject particular applicants because of inflexible rules rather than individual circumstances.
Purchasing or remortgaging a Modern Methods of Construction (MMC) property
We will also lend to people who are purchasing, or remortgaging, a property built using MMC. Individuals in this situation are able to apply for all of our standard mortgages.
